PARIS MOUNTAIN | GREENVILLE
This stunning mid century modern inspired home, lingered on the market before the seller changed gears. We went to work to completely "rebrand" the property with incredible photos and videos. We deployed our global marketing initiatives, including digital and social marketing strategies, staged some empty spaces and within 60 days, we had a cash buyer.
NORTH MAIN | GREENVILLE
The Damian Hall Group achieved a record sale price on this North Main lot by deploying our 3D Rendering team and spending $5,000 on marketing to bring a house to life on the property. Today's buyers have a challenging time visualizing potential. We did the heavy lifting to bring the property to life. We even shot an amazing video tying in it's proximity to downtown with the virtual renderings. We then ran targeted ads with the video on YouTube, Facebook and Instagram targeting feeder markets. The last record for a lot in N Main was $325k. Our efforts helped almost double the last highest sale price.

To accomplish this, we went all out and rented a vintage Lincoln Continental for the video shoot, digitally staged some of the main living and outdoor spaces, and ultimately achieved a cash sale in Collins Creek.

Let me tell you a story about a team who goes above and beyond and NEVER gives up for our clients! Here's the Tale of Tamaron in Thornbalde Country Club ⛳️. A great house, but HUGE with a specific floorpan.
First of all, it had been well loved by the family who built it. Our team came in and assessed what needed to be done to get it ready for the market.
The seller agreed that we needed to replace all of the carpet and repaint the entire interior (9,000 SF!), along with pressure washing and a laundry list of repairs. That’s when Ray Mack jumped in to line up vendors and oversee $75k in renovations.
Now she’s ready to rock! Shining, with that new carpet smell. Photographer comes in and shoots incredible media for us. We send to the digital stager and they do their thing. We craft a beautiful presentation. We go through showing after showing without any offers. Timing was a little off as interest rates were beginning to climb and the price was ambitious in the beginning. We start to make some adjustments. Meanwhile months go by with

Still not selling… Remember, it’s a specific floorpan and larger than most people are looking for in Thronblade. Additionally, interest rates are now higher than they’ve been in a long time!

Alas! An acceptable offer comes in! It’s low, but doable. We throw in just about all of the commission to make the deal work for the seller at this point. We negotiate repairs. Ray jumps back in to help make some repairs at no cost to the seller. 🚨 Another hurdle… buyer’s financing starts going sideways. We get her over to our lender, who can get it done for them. They don’t like the reasonable terms our lender is offering(!!) Buyer terminates a week before closing (and a week before Christmas!) 😭. I'm not crying, you're crying.
We came up with a plan… let’s pull it off the market and re-list it in March. We have it cleaned and outdoor spaces pressure washed.. again. We take another round of photos and send them to the digital stager for a fresh look ($$$). Position the price aggressively.
Put it back on the market. 💥 BAM! A bidding war commences! We end up over asking. It closed on Monday. The seller is very happy. 🥂
